Superb 2 Bedroom House in Guejar Sierra Spain
Euroresales Property ID – 9825014
A unique, stylish house lovingly crafted to the last detail in a beautiful Andalusian mountain village just 16 kms from the historic capital of Granada and 20 mins from the Pistes of the Sierra Nevada.
The house is down a private, gated lane one minute’s walk from the main square. It has 3 stories, a roof terrace and a smaller sun-trap terrace.
The top floor is comprised of a double bedroom with en-suite bathroom, as well as a large multi-use room, which is used as the kids’ room, that has a mezzanine area with a high bed.
It’s accessed by a kid's play area (climbing frame, climbing nets and a wooden slide). This room leads onto the terrace, big enough for a table and chairs.
The main living space is comprised of an open kitchen-dining room, connected to the lounge with a woodstove (which also heats the upstairs) being central to this space.
The built-in couches double as generous storage units.
Downstairs is the entrance area, a storage area with washing machine and freezer, a bathroom with bath and a bedroom/office with a built-in double bed that converts to couch.
The “office” stows away into a cupboard.
A roof terrace with two bed-sized benches, great for a summer night under the stars, with views of the Sierra Nevada and the village.
A smaller terrace that is tucked out of the wind which is a great sun-trap in winter, and can be fully shaded in summer.
A private gated lane, great for storing firewood, bikes and a cool shaded area to be outdoors in the summer months.
The house was renovated in 2004 and is well insulated (sound and heat), has double-glazing throughout, new electrics and plumbing and hand-crafted surfaces, furniture and fittings, all custom designed by a local architect to fit the exact space and personal style of the house.
All furniture is built-in, except the dining table (aluminium and oak), and comes with the house, so it’s ready to move in without having to furnish. Domestic appliances are also included.
About the Area:
Güéjar Sierra is a village and municipality located in the province of Granada, Spain. According to the INE, it had a population of 2,988 at the start of 2010.
The village is situated in the north-western part of the Sierra Nevada mountain range, at an altitude of 1,088 metres.
Güejar Sierra is the perfect base to explore the natural treasures of the Sierra Nevada. Even from the centre of the village, the surrounding mountains dominate the landscape on all sides.
The mountains are rich in wildlife of all types and it is common to see Ibex, golden eagles, and many other fauna species on a typical walk in the nearest hills.
Wildflowers and herbs are everywhere and any nature lover can spend hours marvelling at the diversity of the environment.
The climate is mild, and generally warm and temperate. The winters are rainier than the summers. In Güéjar Sierra, the average annual temperature is 12.7 °C. About 583 mm of precipitation falls annually.
The decision of where to buy in Spain isn't easy. A beach location, or hidden away in the mountains, a tourist haven or an authentic village, culture or tradition...Guejar Sierra is one of the few that has it all! A pretty, white village with all life based around the local square where the old men will play dominos in the sunshine.
It retains the traditional feel, but with enough tourism and events to ensure a great choice of services, gastronomy and with local events almost every weekend it is certainly vibrant.
The ski resort being only 20 minutes away (ski rental available in the village) makes it a must for skiers taking advantage of the long season, great family skiing and good temperatures. It also ensures great potential as a holiday rental.
If its the beach you long for, it is less than an hour away but the local lake and river pools make for a great alternative as well. For active holidays, the area is a world-renowned mountain bike destination with world class events taking place annually, and paragliding, hiking and mountaineering are high on the agenda for many visitors year-round.
With all this traditional lifestyle, eating lots of tapas and then walking them off, you might feel like the arts and culture of a big city is lacking. The UNESCO provincial capital of Granada is only 16 km away for museums, shopping and all that a big city has to offer.
The local village has an astounding mix of international habitants for a village so small, many young professionals working freelance and online allowing them to take advantage of the great location and not being tied to the main european cities.
The village is extremely family friendly, with lots of young families settled and also has an award-winning, public, (free) local school following a progressive line of education until now unheard of in Andalusia.
The village also has fantastic amenities: sports hall, public gym, theatre, library, cultural centre, tennis courts, playgrounds, skate-park and year-round courses, events and activities.
