Situated in the famous wine growing area of Gaillac SW France, the house overlooks the vines whilst being 5 minutes from the market town of Gaillac, 15 minutes from the city of Albi (a UNESCO site), 40 minutes from Toulouse and 3 mins from a mainline station into Toulouse.
A high quality Monomur brick and plaster build. Monomur is a brick of depth specifically designed to naturally insulate the house very efficiently, protecting the interior of the house from the heat of summer and the low temperatures of winter, allowing the house to breathe naturally. The house has a dominant situation with far reaching views all around.
Views include vineyards,chateaux, countryside, and the lights of the town of Gaillac at night. We can also see a full range of the Pyrenées on a clear day. There are landscaped gardens with automatic watering. The one and a quarter hectares of land is fully enclosed with wire fencing hidden within mixed hedging along the boundary. Beyond the gardens is grassed parkland with wild orchids and numerous trees both evergreen and deciduous.
The house is approached through double, automatic gates. Gaillac is a commune in the Tarn department in southern France. It had in 2013 a population of 14,334 inhabitants.
Gaillac is a town situated between Toulouse, Albi and Montauban. It has gained much recognition due to the wines that bear the town's name.
The Tarn river runs along the border of the town by the south, east and west. It lies 50 km north-east of Toulouse. It is a market town and is the commercial centre of the north-west of Tarn.
The local wine of Gaillac, first made almost two thousand years ago, is of two official appellations (AOC). The terroir is made up of clay, limestone, sand and silex soils.
Gaillac receives more sunshine than Bordeaux and is graced by a cool maritime climate.
Duras is the name both of the grape that is native to this area and of an AOC and town just northwest of the two "Gaillac" designations.
