PROPERTY OVERVIEW

With its welcoming atmosphere and breath-taking natural scenery, Ireland’s reputation as a place to live continues to soar.  On offer here is a chance to invest into this magnificent part of the world with this beautiful house.

Located in the picturesque village of Ardrahan, this property features a main cottage with 3 bedrooms and 2 bathrooms plus an additional annexe with 2 bedrooms and 2.5 bathrooms.  The property is set amongst a beautiful, lush green private garden area with apple, plum, pear and cherry trees.  In an era where we are all becoming more aware of how our lives affect the natural environment, this house is setting the standard with eco-friendly designs and features such as solar water heating.  Not only are these features setting the standard we all need to follow in terms of environmental awareness, but they have the added benefit of huge savings on energy bills.

Not only is this property a fantastic chance to own a spacious and comfortable home but, thanks to the perfect location, this property also offers a potential venture into the holiday rental market, which is rising rapidly in Ireland thanks to the emergence of direct rental websites such as Airbnb and booking.com.  Ardrahan is set right in the heart of Ireland’s breath-taking Wild Atlantic Way and is also a great base from which to explore the many other fascinating places of this beautiful country such as nearby Mayo, Clare and Kerry.  The area is not only close to many areas of stunning natural beauty but is also close to fantastic urban and commercial areas such as Ireland’s iconic capital, Dublin, which is just 2 hours away by car. This really is an area that has the potential to attract tourists from all over the world looking to sample some of Ireland’s fascinating and unique culture.

Sports and Leisure fans will not be disappointed either as the area is surrounded by many excellent walking, cycling and fishing areas as well as GAA, Soccer and Rugby Clubs.  Horse racing fans will be keen to note that the property is just 15 miles away from the famous Galway Racetrack, which hosts the famous Galway festival every summer. The area is also idyllic for golf fans as the property is surrounded by many excellent courses including Loughrea Golf Club and Athenry Golf Club.

The area is also very well-connected transport wise on the ground and in the air with Shannon International Airport 35 miles away.  This of course provides another massive plus point in the context of holiday rental and commuter markets.  Being so close to the coast also means that the property is close to many seaports.

ABOUT THE AREA

Ardrahan is a village in County Galway, Ireland.  Richard de Burgo conquered Galway in 1236 and granted the land to Maurice Fitzgerald who built the castle whose ruins still stand today. The churchyard wall contains the remains of a round tower, which suggests that a monastic community may have existed on the site before the castle was built.

The most noteworthy attraction in Ardrahan is Tulira Castle, once owned by playwright and independence activist Edward Martyn. Tulira Castle was for a long time owned by Galway County Council but was bought in 2015 by CarTrawler owner Niall Turley for €5.8 million.

The church at Labane, Ardrahan, which was the parish church of Joe Roche, has several stained-glass windows by Alfred E. Child, Ethel Rhind and Michael Healy.

Ardrahan is on the R458.  Ardrahan railway station opened on 15 September 1869, was closed to passenger traffic on 5 April 1976 and finally closed on 11 June 1983.  A new railway station has opened as part of phase one of the reopening of the Western Rail Corridor between Ennis and Athenry.

WIDER GALWAY AREA

Arty, bohemian Galway (Gaillimh) is one of Ireland's most engaging cities. Brightly painted pubs heave with live music, while restaurants and cafes offer front-row seats for observing buskers and street theatre. Remnants of the medieval town walls lie between shops selling handcrafted Claddagh rings, books and musical instruments, bridges arch over the salmon-stuffed River Corrib, and a long promenade leads to the seaside suburb of Salthill, on Galway Bay, the source of the area's famous oysters.

While it's steeped in history, the city buzzes with a contemporary vibe, thanks in part to students, who make up around a fifth of the population. Its energy and creativity have seen it designated a European Capital of Culture for 2020.
